GENERAL OVERVIEW
The property has 12.300 m2 on a Southeast slope and is located in Sitio da Alegria, São Roque, Funchal, 550 m above sea level. It is surrounded by walls and has 4 buildings, a renovated old house with 125 m2, a new house with 500m2, an artist studio with 450 m2 and a chapel with 70 m2 (all gross building areas). It has a fantastic view over Funchal bay to the southeast and quick access to the motorway (5min) and city centre (10 min). The solar exposition is excellent, no near mountains or buildings are shading the property.

OLD HOUSE
The old house is a traditional construction in massive basalt stone walls with ca. 60 cm thickness and a gross construction area of 125 m2. It was completely renovated in 2012. The roof was done new, in a sloped concrete construction, with ca 40mm of XPS insulation. The windows, doors and shutters are in wood and were kept and renovated. The windows and exterior doors have single glazing and the doors are set on basalt stone threshold. The floor in the living room and bedrooms is made of new solid tropical hard wood “Garapa” and the ceilings are clad with wooden panels made of pine.
The rooms are spacious, with 3.20m high ceilings and features a stone fireplace. The kitchen, 3 bathrooms and laundry have new tiled floors with large format tiles of a medium/high quality.
All rooms have central heating with warm water radiators connected to a Ariston instant gas water heater. An electric water heater is also installed and can be connected as alternative or emergency.
The bathrooms are fully equipped with medium/high quality hardware and furniture in a very good condition.
The kitchen looks also almost new and is very well equipped with medium/high quality appliances by TEKA: A fridge/freezer combination, built in oven and microwave, large stainless steel sink, and a very large cooker with gas and electric cooking fields. Backsplash and worktops are made of polished black granite. All plumbing was done new with multilayer tubing and also the electric installation was done new according to modern standards during the renovation of the house.
By the house is a BBQ place with chimney, stone worktop, sink and storage cabinets. The exterior areas are paved with rough cut natural basalt stone.

ARTIST STUDIO / GALLERY
According to description this area has 450 m2, it is a very long space, paved with polished and sealed concrete floor and glazed with double glazing and aluminium profiles of medium/high quality. It has car access and a garage door and aluminium/glazed entrance doors. This area is connected to large technical/storage rooms for gardening and pool equipment on one side and a large, fully tiled workshop/laundry on the other side.

POOL
On the roof level of the artist studio, there is a large concrete pool of aprox. 12 x 4 m, 1.5m deep, with technical room and water tank, but unfinished, the tiles/finishes and equipment are not yet installed. The roof area of the studio is sealed but not finished, in the original plans, this was the place for guest units which were never built.

NEW HOUSE
The new house has about 500 m2 gross building area and is of very high architectural design and building quality. The lower floor is done in a double wall with thermal insulation in between and clad with cut basalt stone plates.
The garage is tiled and has space for 2-3 cars and a wide electric sectional door. The 5 bedrooms and corridor are almost entirely clad with solid wood panelling and built in wardrobes of very high quality. Every door, panel, or drawer is made of solid Grapa wood. The windows in this floor are made of tropical hardwood with double glazing and high quality profiles and hardware (GU) and are in a good condition. There is an indoor swimming pool of ca 5.40 x 4.00 m and 1.50m depth, all finished with white glass mosaic but now covered by a wooden floor with walnut laminate, to transform this space into a gallery. All the equipment for the pool is still installed in the technical room in the basement. The 3 spacious bathrooms are all equipped with high quality ceramics, mixers and faucets, walls and floor are covered in alabaster white, partly iridescent Bisazza glass mosaic tiles. Each one features a WC, Bidet, spacious walk in shower with hand shower and top shower head, fixed glass panel, skylight, ventilation, sink and furniture, towel holders and a towel heater (water heated).
The Master Suite Bathroom is very spacious and features on top of the mentioned equipment a bathtub with hydromassage function and hydromassage shower.
The Master suite has a walk in wardrobe with the same high quality wardrobes on two sides. All bedrooms have air condition and floor heating.
The electric system is features a KNX intelligent house system with a control panel in each room, controlling light scenarios and temperature/air condition.

The corridor had built in wardrobes and shelves on its entire length. A large service area is also located in this floor, with mini cargo elevator, storage cabinets, large fridge and granite worktop, the floor in this area is made of natural slate tiles. A stair leads down to the basement, where we find a wine cellar, a walk in safe, a large technical area and pool equipment, a large guest bedroom with separate external access but little daylight. The upper floor is a large open area, glazed to all sides with high end Vitrocsa aluminium framing and sliding doors.
All around shading rolls are installed in a recessed ceiling. The floor, ceiling and built-in furniture is made of the same solid Garapa wood as the lower floor. This area has air condition, a fire place and a WC, cabinets separate the dining area from the living room, and on the other side a large, fully equipped white kitchen. The appliances are mostly made by AEG, the large cook top has Gas, Grill and ceramic cookers, there is a built-in AEG coffee machine, a whirlpool microwave, two AEG ovens, stainless steel sink and white marble worktop and backsplash. Large drawers to the other side of the kitchen allow plenty of storage space. The terrace is all paved with large cut basalt stone and enclosed by a glass railing. In the back of the terrace a technical room is located where all hot water tanks are installed, 2x 1000 l, connected to 8 solar panels and a gas heater.

CHAPEL
An old chapel dated from 1608 is located the corner of the property with exterior access. Again the area around the chapel is paved with natural basalt stone, the chapel itself has ca 70m2 and has been renovated interior and exterior in is in a perfect condition.

EXTERIOR AREAS
The whole property is surrounded by high, red painted walls and has 3 large wooden gates. All paved areas are made of natural basalt, some rough cut, some fine cut and some cobblestone paving. The many exterior stairs are made of solid, 18cm thick, cut basalt stone steps, both the old house and the new one have car access and large parking spaces. The vegetation is a mixture of old trees of different kinds (eucalyptus, pine, til, oak and more), bushes, newly planted subtropical flowers like agapantus and strelizia, a area of many different young fruit trees by the artist studio and a large area that is being replanted.

CONDITION
The overall condition is very good, the whole property has been built only 10 years ago and the old house has been remodelled 3 years ago. The only faults which could be detected were some paint and plaster degradation by the entrance hall, the guest bedroom and the basement corridor of the new house due to humidity, the first two are easy to fix. Some external walls by the pool and in the garden need to be repainted.

Het traditionele huis, is perfect gerestaureerd en omarmt je direct bij binnenkomst. De modernisering van keuken en sanitair garandeert comfort in combinatie met romantiek.

De Kapel uit 1680 is de kers op de taart. Alles is met liefde en vakmanschap gerestaureerd en biedt volop ruimte voor reflectie.
Het buitenzwembad is volledig voorbereid echter nooit afgebouwd.
